These terms and conditions are intended to help ensure that all guests enjoy a peaceful and comfortable stay, while also helping us care for the house, cottages, gardens, and surrounding landscape. Please take a few moments to read them before making a booking. If you have any questions, we are always happy to help.

These Booking Terms, together with our Privacy Policy and Website Terms of Use, apply to all bookings made directly with us or through our booking partners.

About Us

Allt y bela is a historic property located in Monmouthshire, Wales, offering Bed & Breakfast accommodation within the main house, alongside self-catering cottages within the wider estate grounds.

References throughout these terms to “we”, “us” and “our” refer to Allt y bela. References to “you” and “your” refer to the person making the booking and all members of their party.

Formation of Contract

These Booking Terms form a legally binding agreement between us and the person making the booking. The agreement comes into effect once your booking confirmation has been issued.

The person making the booking must be at least 18 years old and is responsible for ensuring that all members of their party comply with these Booking Terms. By making a booking, you confirm that you and all members of your party accept these Booking Terms, and you agree that you are responsible for the acts and omissions of all members of your party during your stay.

Prices and Payment

Prices are as advertised on our website or through our booking partner at the time of booking. Full payment is required at the time of booking unless otherwise stated. Bookings are not confirmed until payment has been received.

Bookings and payments are facilitated through our booking partner, Inn Style. While bookings are facilitated through third-party systems, your booking contract remains directly with us. We are not responsible for technical failures relating to third-party booking or payment systems, although we will always do our best to assist where possible.

Cancellation

Cancellation charges apply as follows, calculated from the arrival date:

  • More than 28 days before arrival date: 100% refund of the total booking value.
  • 28 days or fewer before arrival date: No refund.

If we are able to re-let the accommodation, or accommodate a change of dates, we may offer flexibility at our discretion, although this cannot be guaranteed. Please note: If we do agree to transfer your booking to a new date, those new dates will become strictly non-refundable.

If we need to cancel (Force Majeure): In the unlikely event that we must cancel your booking due to circumstances beyond our control (e.g., severe weather, fire, utility failure), we will issue a full refund of all monies paid. We cannot be held liable for any additional or consequential losses, such as travel expenses.

We reserve the right to cancel a booking without refund where these Booking Terms are breached or where behaviour is considered unsuitable, unsafe, or likely to adversely affect other guests, staff, animals, the landscape, or the property itself.

Arrival and Departure


Bed & Breakfast (The East Room & The West Room)

  • Check-in: 2:00 PM – 4:00 PM. Guests will usually be welcomed in person by a member of our housekeeping team.
  • Check-out: By 10:00 AM.

Self-Catering Cottages (Little Allt y bela & Cwrt y bela)

  • Check-in: 4:00 PM – 8:00 PM via self check-in. Arrival information will be provided prior to your stay.
  • Check-out: By 10:00 AM.

Check-out for all accommodation is by 10:00 AM unless otherwise agreed in advance. Late departures may incur additional charges.

Guest Behaviour and Staying on the Estate

Allt y bela is a peaceful rural property and also a home. The house and surrounding estate are actively lived in, worked, and carefully managed for conservation purposes. We ask all guests to treat the house, cottages, gardens, farmland, neighbours, and fellow guests with care and respect throughout their stay.

The following are strictly not permitted:

  • Parties or large gatherings
  • Amplified music or excessive noise
  • Additional overnight guests beyond those included in the booking
  • Smoking inside any accommodation

We reserve the right to terminate a stay without refund where guest behaviour is unsafe, disruptive, unlawful, or likely to cause damage to the property, grounds, livestock, or surrounding environment.

The Grounds, Gardens and Rural Environment

Guests are welcome to enjoy the gardens, grounds, and surrounding farmland during their stay, but these areas must be treated with care and respect. The estate forms a Site of Special Scientific Interest (SSSI) and is actively managed through conservation grazing using rare breed cattle and ponies.

As Allt y bela is a rural property, natural hazards exist. Guests should be aware that:

  • There is livestock and wildlife nearby.
  • Farm and maintenance vehicles may occasionally move through the grounds.
  • Some areas contain uneven ground, streams, slopes, gates, and fencing. (Please refer to our Accessibility Statement online or contact us if you have mobility concerns.)

Children and dogs must be supervised at all times, particularly near water, livestock, fires, and roads or tracks.

Guests are asked to follow normal countryside code principles, including respecting wildlife, leaving gates as found, not entering restricted areas, avoiding disturbance to livestock, and disposing of litter responsibly. We reserve the right to restrict access to certain parts of the estate where necessary for safety, conservation, or operational reasons.

Children and Infants

Children are welcome at Allt y bela, though suitability varies between accommodation types. Our self-catering cottages each have one bedroom and are therefore best suited to either two adults with an infant in a cot (under 2 years of age), or one parent travelling with one child. Families with older children may find our East and West B&B Rooms more suitable.

Unfortunately, we do not provide cots and highchairs. Parents and guardians are responsible for supervising children at all times throughout the property and grounds.

Pets

Well-behaved dogs are welcome for an additional charge of £30 per stay. Dogs must be kept on leads at all times when outdoors. As Allt y bela is a rural property with nearby livestock and conservation grazing animals, this is essential for safety.

We also have resident dogs and a cat at the property, so we ask guests to be mindful of this during their stay. Guests are responsible for cleaning up after their dogs and for ensuring that dogs are not left unattended within the accommodation. We reserve the right to charge for any additional cleaning, damage, or disturbance caused by dogs.

Fires, Wood Burners and Barbecues

Wood burners, open fires, barbecues, and outdoor fire pits must be used responsibly and never left unattended when lit. Guests are responsible for ensuring children and dogs are supervised around fires at all times. Only materials provided or recommended by us should be used.

For safety reasons, guests must not operate fires, wood burners, or barbecues whilst heavily under the influence of alcohol. Please ensure all fires are fully extinguished when not in use. Use of these facilities is entirely at your own risk.

Electric Vehicles

For fire safety and insurance purposes, guests are strictly prohibited from charging electric vehicles (EVs) by running standard extension leads or cables from domestic plug sockets inside the accommodation.

Damage, Loss and Additional Cleaning

We understand that accidents can happen, and we appreciate guests informing us promptly if anything is damaged during their stay. Guests are responsible for any loss, damage, excessive cleaning, or breakage caused by themselves or members of their party. We reserve the right to charge for repairs, replacement items, specialist cleaning, or additional labour where necessary.

Lost Property: Any belongings left behind will be held for 14 days. If you require items to be returned, you will be responsible for covering the postage costs.

Website Misuse and Intellectual Property

Guests and visitors must not misuse our website (including introducing viruses or malicious code). All content, photography, and branding on our website is the intellectual property of Allt y bela and may not be copied or reproduced without permission.

Liability

Nothing within these Booking Terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability which cannot legally be excluded.

To the fullest extent permitted by law:

  • Guests use the grounds, gardens, and surrounding estate at their own risk.
  • We are not responsible for loss, theft, or damage to personal belongings or vehicles.
  • We are not responsible for interruptions caused by weather, power outages, internet failure, farming activity, or other circumstances beyond our reasonable control.
  • We are not liable for injury or damage resulting from a failure to follow these Booking Terms or any instructions provided during your stay.

Complaints and Concerns

If you experience any problems during your stay, please let us know as soon as possible so that we have the opportunity to help resolve matters during your visit. Any urgent safety concerns should be reported immediately.

Final Points

We may update these Booking Terms from time to time. If any part of these terms is found to be invalid or unenforceable, the remaining sections shall continue to apply.

These Booking Terms are governed by the laws of England and Wales and any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
